Jim Sells Father’s Estate Property
With PR Deed

 

Jim called me to say his father had passed away and that he needed to sell his dad's house. He wasn't sure what to do next, or where else to start. 

estate sale real estate signAfter discussing it with Jim awhile longer, it became clear that his dad's estate had already been through the probate court, and Jim had actually been appointed as the "Personal Representative" of the estate.

Jim sent me all of the documents, including his letter of appointment.  I then provided Jim with some contacts for estate attorneys, who could help with the preparation of a deed.  Now all we had to do was line-up a buyer. 

After we got the house on the market, the perfect buyer was found.  Jim followed through and had the attorney prepare a Personal Representative's Deed, so he could convey the property to the buyer. Jim's now relieved and quite happy that he was able to help settle his father's estate, and send the house to someone who'd take care of it like his father did.  

 

A few notes about selling an estate property:  It's not always necessary to involve an attorney to prepare a deed in this circumstance, but it is far less complicated and reassuring when you do.  It may be difficult to find a title company who will close this type of transaction, without an attorney-prepared deed.   If the house is in a trust, probate may also not be necessary.
