Heading into November, housing inventory remains near the same level as it was at this time last month. Sales are down slightly (red arrows), but sales for both homes and condos are still stronger than at this time a year ago.

Average prices dropped from their highs during the Spring and Summer. The market remains fairly active with 4901 properties sold last month.  Even though overall sales remain strong, we're seeing fewer and fewer transactions above the 400,000 mark.  This is more than anytime since March of 2015.

Price, location, and condition are becoming increasingly important.  Even homes in the affordable price ranges are beginning to sit for longer periods of time.  Home buyers seek properties that offer the best value in price, features, and amenities.  There's still some strong competition for the best of the best. Certain properties still receive multiple bids, as buyers always want the cream of the crop.

The message for home sellers is that they must prepare and "stage" for success.  No longer is it an option to simply put the house on the market, and do next to nothing. Repairs and upgrades are necessary to command top price.
