& Monthly Housing Report


Last month saw a continued slowing of home sales, combined with a large dip in inventory. Home prices actually changed very little from the month prior.

The average sales price of a single family home was $429,300, down 1% as compared to last month, and up 8% year over year. The average sold price of a condo-townhome increased to $293,402, one percent month over month, and up 12 percent year over year.

Fewer listings came to market last month, and that contributed to a decrease in inventory levels of both homes and condos. Inventory wound-up 12 percent lower than this time last month.

Although inventory in the Denver Metro market remains low, there are still opportunities for buyers, as sales have also declined due to seasonal market cooling. That said, sales may spike again this month due to the recent jump in interest rates. More updates on that coming soon.
