May 2013 Denver Housing Report (archived)

Inventory continues its slide to lows never seen before, but appears to be leveling off just above 6500 active units for sale.  We'll all be anxious to see next month's report to see if the market breaks another low for active inventory.

Median home prices have risen about 11k from where they were the month prior.  The median prices upswing reveals not only the rise in median home prices, but also may suggest that buyers are more willing than earlier this Spring to pay more.. just to find a house.  Another note about our rising home prices is that we've already reached the high point of where prices peaked last year, and this is only mid-Spring. The number of sold single family homes reached 3493 units, and the number of sold condos was 840 units.   

Presently, the number of home buyers in the broader Denver Market far outstrips the number of homes for sale.  Active listings are approximately 6682 units at the time of this report.  Without more inventory though, the monthly sold numbers can't continue to rise much.
