Before I get into this months stats, I have to extend a quick apology. The Denver MLS system has finished a major overhaul of our MLS system, and those changes have affected how the statistical data is generated for my charts and graphs.
For years I've been pulling that data on a monthly basis. The new MLS system collects pricing and sales information for the 10 major counties around the Denver Metro area, and also from Pikes Peak and Northern Colorado, too. The merged source data has thrown off my historical graphs slightly, but I don't see that it has affected the numbers all that much.
Onward to this month, February 2014. The crazy jump in home price appreciation that we saw last year, IS NOT expected to continue this year, like last. There may actually be some softening of prices in certain areas and neighborhoods. With the rise in interest rates last Summer, price appreciation has slowed. The economy isn't strong enough to inflate home prices too much more, given higher interest rates and lagging personal
Across the country, Case-Shiller prepares a monthly recap of home prices for the top US housing markets. Last month I noticed some weakness in their monthly numbers, too.income and savings.
This is not surprising, nor does it predict a reverse of home prices of any significance. Simply put, we could not expect to sustain continuing home price increases, without hitting some resistance along the way. This is normal and a healthy correction.
