Every now and then, something extraordinary happens during one of my home sales. When that occurs, I can't wait to tell you about it. This just happened last week, with a Denver-Area radon company. Ace Radon is that company, and they just installed a radon mitigation system for a home I had listed in Englewood.
The buyer of this house just completed their inspection and discovered the radon level was higher than the EPA's recommended "safe" level of 4 pCi/L. Actually, the test came back slightly above 9 pCi/L. The seller agreed to install a system that would mitigate the radon level, and hired Ace Radon to do that work.
Radon systems essentially suck the invisible radon gases from beneath the house, and discharges those gases through piping in and outside the house. On the day of installation, the installer called the seller to confirm placement of the radon discharge pipe inside the house. Because most of the basement was finished, the best location appeared to be in a small bedroom in the basement. The installer apparently followed the sellers instructions, and put the discharge pipe against an outside wall inside the basement bedroom.
A few days later and during the buyers 'final walkthough', the radon discharge pipe became a huge issue. The buyer was very unhappy with the pipe being in the bedroom, and wanted to know why it wasn't put inside the bedroom's closet. This made perfect sense, but for whatever reason, it wasn't placed there. The seller felt terrible about how this all wound-up, because he had given the 'go-ahead'. He was also prepared to pay for the radon system to be moved. Truth is, its very difficult to move a radon system - without starting from scratch. Penetrations in both the foundation wall and the basement floor must be moved to do that.
I contacted Ace Radon to see what we could do about moving the pipe. Jeffrey Goard, the owner of Ace Radon, promptly agreed to meet me at the house to determine what options were available to resolve this issue. After reviewing the system, it was Jeff's opinion that their installer should have located the discharge pipe inside the closet, because it was the most obvious location. Without ado, Jeff said "we'll take care of it", and within 24 hours Ace Radon had the entire system moved and reinstalled.
The above-and-beyond efforts of Ace Radon to resolve this problem exceeded our expectations, and both the buyer and seller are elated. We highly endorse Ace Radon for their commitment to their customers, and for standing behind their work.
