Average Home Price 
& Monthly Housing Report

The Denver market gave home buyers more inventory last month. As a ratio of 'homes sold' to the number 'available for sale', that ratio was the highest we've seen in a year.

Keeping this all in perspective, sales volume typically falls to its lowest level the end of every year. Because we've just begun the winter market, these low numbers don't necessarily suggest that Denver's market has changed that significantly.

Probably the oddest aspect of the decline in sales was that interest rates rose, and that alone should have generated a jump in sales. Typically with every interest rate increase, that will bring a surge of buyers who want to close their sales before their locked rates rise. We'll see how the market responds over the next month to see if there will be any delayed reaction to the rate increase.

Its time for sellers to begin thinking about the coming Spring market!  Spring buyers and renters usually begin their house hunting process around the month of February.
