Hire A Realtor When You Buy A New Home..
Because You Are Already Paying For It!


This past decade, more than 60% of all new homes in the Denver area are sold through the cooperative efforts of Realtors introducing clients to new home communities. We regularly assist clients wishing to buy or build their new or custom built home. We are long standing members of the Denver Home Builders Association, & the National Home Builders Association. We have sold & built thousands of new homes over the past 20 years for our clients, from Colorado Springs to Boulder, and all across the Denver metropolitan area. We are intimately familiar with the many aspects of a new home purchase and can guide you through the maze of decisions you are about to undertake.
In recent years, the process of building a new home has become complicated with all of the hundreds of decisions you will be faced with and the many critical issues you must be knowledgeable about. Buying or having a new home built is now considered to be the third most stressful experience a person will go through during their lifetime.
Wouldn't it be nice to have expert help?
From time to time we hear about New Home buying consumers who indicate that they were unaware of the fact they may employ the services of a Realtor when shopping for a new home. They are further delighted to hear about the many valuable services we had to offer, as well as our no-cost representation of them in dealing with homebuilders. These consumers were also under the misconception that Realtors only showed resale homes. This is quite to the contrary. Here in the Denver area, homebuilders and Realtors have joined together to form the Builder-Realtor Committee, which is a cooperative agreement allowing the new home buying consumer the opportunity for guidance and representation by their Realtor. In addition, the area builders regularly keep Realtors updated with new floorplans, locations, sales incentives, and the like. At this point you may ask, just how is my Realtor representative compensated for all of the new homebuying services and assistance they provide me with. The answer is, your homebuilder will pay your Realtor Agent a commission once the sale has closed. This commission is paid directly from the builder to your Realtor and will not be added to the cost of the home purchase for you.
Will the builder give me a discount if I have no real estate agent?
On occasion, we are asked what happens if a buyer purchases a home without employing the services of a Realtor? Will the consumer be offered a discount in place of the commission the builder will save? If this should happen, the home buyer does not receive a discount given the absence of a Realtor, nor do they benefit from the lack of representation and guidance they would receive from their realtor. As you can understand, since most of the new homes in the Denver area are sold by Realtors, the highly regarded cooperative relationship between Realtors and builders would be quickly destroyed if the builders resorted to discounts or special deals with consumers as an incentive for not using the services of a Realtor. Therefore, we recommend that you hire a Realtor to assist you with your next new home purchase, and do so as early as you can once you have made the decision to buy or build a new home.
What if I go it alone?
One final note, should you decide to "go it alone" and deal with a homebuilder without representation, always remember that as courteous and helpful as the builders sales staff can be, they are ultimately interested in selling their product at the best price and terms to the builder they are employed by, regardless of any sale incentives (on the surface).
